How we work

We sell your home in three steps: we value it free of charge against real sales in your area, we prepare and list it with professional photography, and we screen viewings, negotiate the offer and stay with you until the signing. The same person looks after you from start to finish.

  1. 1

    Free valuation

We value your home free of charge, with real data from your street rather than the neighbourhood average.

We show you the comparable sales the price is based on, not just a number.

  2. 2

    Preparation

We prepare your home to look the way it sells, not the way it's lived in.

Photos by a professional property photographer, and home staging if needed — not taken by the agent on a phone.

  3. 3

    Listing and promotion

We list where buyers in your area really look.

Each portal gets a listing written for it, not the same text copied and pasted into all three.

  4. 4

    Viewings and negotiation

We screen viewings so that only genuine buyers come in.

We ask for signed confirmation of financing before accepting an offer, not after.

  5. 5

    Notary

We go with you to the signing and review every clause with you beforehand.

We go through the draft deed with a lawyer before signing day, not in a rush at the notary's office.

Frequently asked questions

We give you our fees in writing at the free valuation visit, before you sign anything and with no small print.

It depends above all on the asking price. A flat priced at market value with its documentation in order usually receives viewings and offers in the first few weeks; one priced above the market can stay listed for months. On top of that comes the time until the signing before a notary, which is agreed in the deposit contract.

Municipal capital gains tax (plusvalía); income tax on the gain, if you sell for more than it cost you; the deed of sale before a notary; the energy performance certificate; the habitability certificate, if it has expired; the cancellation of any outstanding charges; and, if you sell through an agency, its fees. At Impulsa we advise you from day one on every tax you will have to pay, if any, and we help you obtain the documents you need, including the energy performance certificate and the habitability certificate.

It is the town council's tax on the increase in the value of the land while the property was yours, and the seller pays it. It is calculated by two methods and you pay whichever is more favourable, and it must be filed within 30 working days of the sale. If you sell for less than you paid and can prove it with the deeds, it is not payable. At Impulsa we advise you on whether you will have to pay it before your home goes on the market.

Yes. The energy performance certificate is mandatory to advertise and sell the property, and its rating must appear in the listing. It is valid for ten years and is paid for by the seller. If you don't have one or it has expired, we help you obtain it.

It is the document certifying that the property meets the minimum conditions to be lived in. In Catalonia it is mandatory to sell, and the notary asks for it at the signing. If you don't have one or it has expired, we help you obtain it; it is best done before listing so as not to delay the sale.

It is almost always down to the asking price, the presentation or the documentation, not a lack of buyers, so we review with you what is holding the sale back and how to fix it. When the mandate period ends, you decide whether we renew it, change it or bring it to an end.

Unless otherwise agreed, the seller pays for the deed of sale, and the buyer pays for the first copy and the registration at the Land Registry. A different split can be agreed in the deposit contract.

It is the gain that is taxed, not the sale price: what you receive from the sale, minus the selling costs, minus what the property cost you including purchase costs and any improvements you can document. It is declared in the following year's tax return, in the savings base, at rates from 19% to 30%. If you are 65 or over and sell your main home, or reinvest the proceeds in another main home, it may be exempt. At Impulsa we advise you on what you will owe, if anything, so you know before you sell, and, if your case requires it, we put you in touch with a tax adviser.
